After you purchase the property, we sign new rental agreements, hire new qualified property managers, and hire new vendors through a bidding process to assure that the investor is paying fair market prices. We pay the annual debt service for loan payments, send a quarterly report, a profit/loss statement, and a monthly check for the cash flow before taxes. We fulfill every aspect of the transaction. This translates to the best possible service for you as the investor.

Service Features:

  • We manage your apartment complex with a minimal amount of hassles. We qualify prospective tenants for credit worthiness and check their references to minimize risk in rent collection and property damage. We conduct an in-office interview with all prospective tenants.
  • An on-site manager will be provided, as needed, with proper management education such as certified residential management courses, offered by the Tri-County Association in Northern California, to reduce the possibility of litigation and to provide timely support to the residents.

  • The Griffin Company offers a fast turnaround when a vacancy occurs. We only use qualified contractors to refurbish the unit. Our licensed contractors are educated to identify lead based paint or asbestos material, reducing liability to the property owner.
  • We handle all complaints in a professional, and timely manner to minimize vacancies, and to maintain a high level of resident quality.
  • Each month we provide a detailed accounting breakdown of income and expenses as well as a year-to-date accounting. We pay all expenses such as annual debt service, county taxes, insurance, etc.
