We offer our clients

  • Trade for like kind property.
  • Exchange Income for Income.
  • Trade Equal or Up in Equity and Debt.
  • Identify replacement property within 45 days from close of escrow of the relinquished property.
  • Selection of three or fewer properties when identified; or identification of four or more properties that acquire at least 95% of their total value.
  • Acquire replacement property within 180 day from close of escrow of the relinquished property.

  • Recognition of the fact that all transactions that close with the receipt of cash, notes or mortgage relief are considered "boot" and subject to income tax.
  • Thorough knowledge of IRS Rules and Regulations on exchanges.
